Not only do we see the benefits of these great volunteers in our re-instated deed restrictions, but the sound wall, upgraded water system, street resurfacing, increased street lighting and boulevard enhancement also were a result of the efforts of our Civic Club. |
City OrdinancesSpecial Minimum Lot Size (SMLS)
In Houston, a Special Minimum Lot Size (Chapter 42) protects neighborhood character by setting a legal minimum lot size for your block. Once in place, it prevents any lot from being divided smaller than that size for 40 years, keeping the scale and layout consistent. This helps preserve green space, maintain the neighborhood’s look and feel, and prevent overbuilding that could crowd streets and change the community’s character. https://www.houstontx.gov/planning/Min-Lot_Size-Min_Bldg_Line.html Lindale Park SMLS Map SMLS Ordinances: 2014-376 2014-377 2015-656 2015-657 2015-658 2015-659 2015-892 Minimum Building Line (MBL) Similar to the lot size, a minimum building line, or setback, is the minimum building line currently met by at least 70% of the structures in the application area. Once established, structures must be constructed behind the minimum building line. If the home on your lot is closer than the minimum building line, you will not be penalized. The existing structure may remain in place; however, any new structure on the lot must conform to the established minimum building line. Lindale Park Scenic District In Houston’s Scenic or Historical Districts (Chapter 46 of the Sign Code), sign rules are stricter to keep the area looking clean and attractive. These districts protect neighborhood character by banning new billboards and requiring business signs to meet limits on size, height, lighting, and design. Existing signs that don’t meet the rules can stay for a while, but after six years they must be updated or removed.
